Pennsylvania law requires that a written contract be signed for any project valued over $500. This contract clearly states:
- the type of project to be completed
- what services are included with the project
- the timeframe in which the project will be completed
- information regarding any subcontractors, if applicable
- the payment schedule
- how to make changes to the original agreement if necessary
Remember, this contract is for your protection as well as ours!
Savidge Construction Co. accepts cash, checks, and money orders. We are also pleased to accept payments, including those made with Visa, MasterCard, American Express, and Discover, through PayPal.
Typically, for a smaller project (lasting less that one week), we require a 50% deposit, and accept final payment when the job has been completed. For larger projects, we generally require a smaller deposit (i.e. less than 50%) to schedule your project, and then accept "progress payments" over the course of the project at particular construction milestones. Usually, our customers end up making three payments: a deposit, a progress payment, and a final payment; however, the payment schedule depends largely on the scale and scope of your project. Your payment schedule will be clearly outlined in your contract.
Decks
The amount of time it will take to construct your new deck will depend on the size and scope of your project, the type of materials selected, and, of course, the weather. Depending on these combined factors, your project should be completed within 2-3 weeks.
When it comes to building your new deck or porch, you have many options to choose from, including:
For more information on these materials, take a look at our Decks and porches page.
Yes. Manufactuers' warranties typically cover the materials used to build your deck (copies of these can often be found online; we will be happy to help you with this if needed). Additionally, Savidge Construction will provide you with a written guarantee of our worksmanship for one year from the date of completion of your project.
Basements
We provide many options for your basement in regards to water and dust proofing. During the first site visit, we can determine if waterproofing of your walls is recommended. Using materials such as DryLok, a masonry water-proofer that has little odor. This water clean-up formula is used for waterproofing all interior, exterior, above or below grade masonry walls, cinder and concrete blocks. Also, adding basement floor paint prior to starting your basement project allows for less dust traveling onto the upper floors. This is not required but is recommended for people with allergies that are living in the home.
It is highly recommend to have a back-up system for homes that have an existing sump pump installed. The back-up system provides an additional pump that only turns on when the existing pump is not working or the power to the house is lost. Back-up systems range in cost depending on the size required and the amount of room available in the sump pit.
Yes, code today requires that all finished basements have an emergency access to the exterior of the home. If a walk out basement or Bilco doors are not available, we can install an Egress Window with window well. All bedrooms in a basement will require an Egress as well.
The amount of time it will take to finish your basement will depend on the size and scope of your project, typically between three to six weeks after receipt of permits. Additional time would be required for bathrooms, kitchens and bars.
Home performance
Home performance is a comprehensive whole-house approach to identifying and fixing comfort and energy efficiency problems in a home.
Home performance applies building science to address the following issues:
- Efficient energy use
- Durability
- Indoor Air Quality
- Thermal Comfort
- Indoor Moisture sources and solutions
A home performance energy audit results in home energy retrofit recommendations, the most common of which include:
- Sealing air holes and gaps in the building envelope and subsequently adding insulation
- Sealing ducts
- Upgrading heating and cooling systems, appliances and lighting by replacing them with energy efficient equipment such as ENERGY STAR appliances or devices.
As energy costs continue to increase home owners are having a tough time deciding what to do next. We can recommend home performance features that will save you money in the long term.
